The Village Green at Hackney Downs Studios

Commercial retail & shop front studio spaces now available in the heart of Hackney

Eight short months ago Hackney Downs Studios was a redundant printworks, now it’s a buzzing, creative hub just like our sister site Netil House. Since moving here in November 2011 we have worked solidly to build a community. We have hosted film & photoshoots, artistic installations, workshops, recitals, builds, sample sales and as we speak there is a man made monsoon raining down in our L Shape, the space is as flexible, versatile and innovative as our partners and we are very exited for what the next eight months will bring.

Central to the site will be the Village Green, currently the car park, which is already morphing into a courtyard / meeting place and includes now favorite local café The Russet. The space is already a hub for the Hackney Downs Studios residents and the local communities, a place where people can meet, relax and participate.

The next stage of the build for Hackney Downs Studios will be a series of shop front / retail spaces. Situated on Amhurst Terrace opposite The Russet Café, the shop fronts will form a gateway to the site and be representative of the creative’s housed within. The spaces will be full time retail and workshop units with Mondrian style glass patchwork frontages, perfectly suited to any businesses that require a public facing facility, opening out onto The Village Green.

We are looking to house the following businesses in these spaces; hair salon, tattooists, artists materials store, bicycle shop, ticket & record shop, dressmakers, tailors, print shop, props/lighting hire, sign writing/laser cutting, stationary and art shop in these spaces. However we would love to hear from any other creative businesses about how they would propose to use the space. Any food related businesses would have to demonstrate a complementary relationship with our cafe The Russet.

If you don’t already know Hackney Downs Studios is a site, which has, it’s own personality; nestled next to Hackney Downs Park it comprises nearly 80,000sqft of space used for events, creative studios, and wellness & lifestyle activities. Hackney Downs Studios residents are from all walks of life, a cross section includes record labels & management, festivals, shoe makers & workshops, young designers, art galleries & education ‘A, vintage bicycle restorers, sculptors & artisan tradesman. The inclusion of light-industrial spaces to the site has seen many East London based craftsmen, artisan and designer makers moving to site, in an economy where production is largely based abroad Hackney Downs Studios residents are producing and selling products in Hackney. A melting pot for creativity from a music & theatrical perspective some of the hottest acts in the world have graced the Hackney Downs Stages, filmed their music videos on site and some even call the site home.

·       6 Units available or around 300 sqft, with enough space to put in some higher-level storage, and mezzanine displays.

·       High ceilings, loads of natural light. Unique raw warehouse style space.

·       Secure, ground floor access. 24 hour access and option to open later in the evenings.

·       The client dictates SQFT, these spaces are being built off plan; they can be as big or small as required.

·       Suitable for anyone wanting a forward facing aspect to his or her business. These units could be workshop/studio space or full time retail.

·       Could be shared between businesses or standalone. 

Rent

Starting from £1000 per month however CNP are working with clients on these spaces. PCM rates depend on individual requirements. Discounts are available to those wishing to take on building works but clear proposals would need to be seen.

Contract

12 months with a 6 months break, clause. CNP do not credit check.

Move In

At earliest October 2012, in time for Christmas trade.
